This course encompasses all of the categories necessary to meet the Mississippi post licensing requirements for real estate sales licensees.  All new sales licensees must complete this course within 12 months of issuance of the temporary license.  This course will solidify the following: comprehension of the laws that correlate to real estate; the understanding of practical applications, such as finance, fair housing, and appraisal that will better prepare licensees for the daily operations in the real estate industry; and the ability to perform as a real estate professional, once the licensing examination has been successfully passed, by conveying legal and ethical considerations that will maximize the knowledge of key components of the real estate industry.

The four courses included in this package are:

Mississippi Real Estate Agency Law (PowerPoint/Audio)
This course will provide an understanding of agency relationships, the fiduciary duties the agent owes the principal, agency disclosure requirements, the terminology associated with agency relationships, and state mandated disclosure requirements and the exceptions to disclosure.

Real Estate Contracts (Text-Based Format)
This course will provide an understanding of: the different forms of contracts and their elements; how certain contract provisions are interpreted; what makes contracts valid; what constitutes offer and acceptance; how contracts are terminated; more about listing agreements, purchase agreements, leases and options; how offers and counter-offers should be made; the limitations of negotiating on the phone or with faxes; the difference between earnest money, specific performance deposits and liquidated damages; and the currently required property disclosure.

Mississippi License Law (Text-Based Format)
This course is designed to better equip licensees with the necessary knowledge that will heighten and proliferate their skills in order to better promote both client and customer service, as well as to protect the general public. This course will: explain who does and does not need a real estate license; explain the structure of the Mississippi Real Estate Commission; discuss the qualifications for licensure; discuss the application process for licensure; discuss the licensing examination; describe the use of a temporary license; describe the place of business for real estate licensees; describe errors and omissions insurance; discuss the continuing education requirement for license renewals; discuss the grounds for censure, suspension, and revocation; discuss Commission hearings, appeals, and penalties for violating the license law; describe the interest on Real Estate Brokers' Escrow Accounts - (IREBEA) Program; and discuss the property disclosure requirement.

Fair Housing and Cultural Diversity (Text- Based Format)
This course will review fair housing law basics; real-life situations involving the practice of fair housing law basics; the fair housing complaint process; drafting advertising which is in compliance with fair housing laws; principles of valuing cultural diversity and applying it into daily real estate practice; handling cultural diversity difficulties that may arise; and project lessons learned in class into real-life situations.
